ERA Sellers Security® Plan is a Five-Point Marketing Plan and guaranteed sale
program. The slogan, "We Will Sell Your House, Or ERA Will Buy It!"®,
delivers a valuable consumer service for those Sellers with time requirements
that need an assured sale.
Seller Security Plan Five-Point Marketing Plan I. The house must be in move in condition. The Move In Condition checklist is part of the SSP Application. The condition and appeal of all items must meet or surpass typical buyer expectations for area and price range. II. A general home inspection must be completed and required repairs made. This major component inspection will be ordered by the SSP Department. This inspection cost will be paid by the Seller. The cost of other inspections (wood boring insect, radon, septic, well and environmental), if applicable, may be required. III. The property must be pre-qualified for financing through approved SSP vendors. This requirement will be coordinated by the SSP Department. Upon receipt, the appraisal will be forwarded by the SSP Department to an ERA® approved mortgage company. IV. The home must be covered by an ERA® approved home warranty. The home warranty program must be implemented immediately upon listing.

Strategic
pricing and marketing strategies must be implemented.
A.
List price of property must be no more than 5% above the appraisal.
Initial list price not to exceed any prior list price
B.
Lock box must be installed to ensure ease of showing property.
Accessibility must be given.
C.
Yard sign must be installed immediately upon listing. |
